U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): City: Buffalo State: New York Delineated Area: � North: Edward Street, Goodell Street � South: Interstate 190 � East: Michigan Avenue � West: Virginia Street����� Minimum ABOA Square Feet: 19,690 Maximum ABOA Square Feet: 20,675 Structured Parking Spaces (Reserved): 19 Surface Parking Spaces (Reserved): 12 Space Type: Office Lease Term: 10 Years, 8 years Firm - Offerors are encouraged to submit rates for all terms available in the AAAP for consideration against future GSA requirements. Amortization Term: 8 years for both Tenant Improvements�and Building Specific Amortized Capital.� AGENCY UNIQUE REQUIREMENTS Agency Tenant Improvement Allowance: Existing leased space: $20.00 per ABOA SF Other locations offered: $49.13 per ABOA SF Building Specific Amortized Capital (BSAC): Existing leased space: $0.00 per ABOA SF Other locations offered: $12.00 per ABOA SF Additional Unique Requirments: Space must be located in a commercial office district with attractive surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility, Architectural Barriers Act Accessibility Standards, ABAAS. The building shall not be located adjacent to, in close proximity or and/or within residential areas, educational facilities, religious facilities, and/or retail centers. The Government shall have access to the space 24 hours a day, 7 days a week. Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. At this time, the Government is only considering existing buildings, and will not consider new construction options. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. A loading dock is not required.
