Description
Building 3165 is located at 6921 Britten Dr, Fort Belvoir, VA 22060. It is the home to the Operational Support Airlift Activity (OSA-A). OSA-A is a multi-component Army activity which oversees the management of the non-executive fixed wing operations at the Davidson Amy Airfield. The building was built in 1976, totaling 15,485 gross square foot. The building features office spaces (total 8,612 SF), conference rooms (total 1,157 SF), server room (497 SF), telecommunications room (292 SF), fitness area (271 SF), loading bay receiving area (465 SF), and secure working area (257 SF). The remainder of the building�s square footage are mechanical rooms, hallways, and storage rooms. In general, the Building�s HVAC is divided between 1 central station air handling unit (AHU), (1) 20-ton packaged roof top unit (RTU) with electric heating, 11 mini-split units, 1 computer room air conditioning unit, 2-unit heaters, and 4 window units. The current central station AHU and RTU were zoned and ducted for a different layout within spaces. As a result, multiple spaces have large temperature and humidity deltas from the building�s set point. The building also utilizes steam generated from (1) 400 MBH gas fired boiler to provide heating throughout the building. Additionally, the building has experienced water flowing out of the ductwork. The intent of this project is to demolish the old central station air handling unit and roof top unit along with their respective ancillary equipment, steam piping, ductwork, condensate pumps, controls, and boiler. In its place the intent is to replace the 2 systems with a variable air volume (VAV) system with electric reheat at the terminal units. Additionally, the replacement HVAC system shall rezone the HVAC to provide local temperature control to command offices and provide the remaining areas with proper heating, cooling, and ventilation. Additionally, the replacement system shall not place air handlers or other large equipment on the roof. The HVAC systems serving the server room, computer room, IT offices near the computer room, UPS room, and secure area will not be part of this contract and will remain in place. The spaces internal to the building shall not be reconfigured, change use, or change occupancy.
