East: From the intersection of Highway 620 and Flint Rock Road, south on Highway 620 to Bee Cave Parkway, east on Bee Cave Parkway to Highway 2244 (Bee Caves Road), west on Highway 2244 to Highway 71. South: From the intersection of Highway 71 and Highway 2244, west on Highway 71 to Serene Hills Drive. West: Serene Hills Drive from Highway 71 north to Flint Rock Road. Minimum Sq. Ft. (ABOA): 2,479 Maximum Sq. Ft. (ABOA): 2,479 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): 0 Parking Spaces (Structured): 1 Parking Spaces (Reserved): 1 Full Term: 180 months Firm Term: 120 months Option Term: N/A Additional Requirements: Security- Offered space must be above the 1st floor and must be contiguous space. Space must be accessible 24hrs per day, 7 days a week, 365 days a year. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as [�100-year�/�500-Year�] floodplain).
