Advertisement ���������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Massachusetts City: Northwest and West of Boston (multiple cities) Delineated Area: Starting at a Point of Beginning (POB) of the intersection of Route 495 and Route 90, following Route 90 East to Route 95, following Route 95 North to intersection of Route 93, following Route 93 North to intersection of Route 495, then following Route 495 South to Route 90, ending at the POB. Minimum Sq. Ft. (ABOA):� 64,192 ABOA SF Maximum Sq. Ft. (ABOA):� 65,476 ABOA SF Space Type: Office (approximately 3,817 ABOA SF) and Warehouse (approximately 60,375 ABOA SF) Parking Spaces (Total): 16 Surface Parking Spaces Parking Spaces (Surface): 12 Surface Parking Spaces Parking Spaces (Structured): N/A Parking Spaces (Reserved): 4 Reserved Surface Parking Spaces Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: i. Proposed space/building must be a single use, single tenant on the ground level with a loading dock. Clear span ceiling height (interior) must be at least 36� with a minimum ceiling height of 24�. ii. Proposed space/building must have a minimum of a 4� high truck dock and 2� high van dock for grade level access. iii. Proposed space and/or building must have 24/7 access. iv. Proposed space/building must be located a safe distance of approximately 0.25 miles from active train tracks, industrial plants and other sources of vibration, dust or air pollution which could pose risks to museum objects and archives. v. Proposed space/building must have floor with a high load-bearing capacity of 125-200 pounds per square foot capable of supporting the weight of storage equipment and large objects.� vi. The proposed space/building must have a floor slab that includes continuous under-slab barrier and designed to effectively reduce temperature transfer from the ground, ensuring optimal thermal performance and energy efficiency.� vii. Proposed space/building must be in a well-drained area with a floor slab higher than the surrounding grade or protected against stormwater runoff, sheet wash and snow melt using ditches, swales and drains leading downslope. viii. Proposed space/building must have a sufficient roof pitch to shed rain and snow, with ample overhangs, gutters, and leaders to direct water away from the building. iv. Any exceptions or variances to the above listed criteria must be approved in writing, by the Chief, Physical Security Programs Branch. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date. In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement / permission to represent multiple interested parties for the same submission.
