limited to renovations at the Fallon Federal Building, Baltimore,
Maryland and involves work on floors 3 through 17 and work on the roof.
The building is currently occupied and must remain in operation
throughout the construction period. The work will be conducted in
phases to accommodate continued occupancy of the building and phased
relocation of building occupants. The project involves the following
outlines of work, but is not limited to: selective demolition in the
building core, office areas and perimeter; asbestos abatement - demo in
the building core, office areas and perimeter; roof - demo existing
cooling towers and demo of portion of existing roof structure to create
a new temporary access opening for chiller replacement; new office
construction - new interior construction for the complete office floors
4 thru 16, including fireproofing, walls, doors, flooring materials,
ceilings and associated finishes, mechanical and electrical equipment;
new core construction - new interior construction within the core
areas on floors 4 thru 16, including fireproofing, walls, doors,
flooring materials, ceilings, revisions to existing toilet rooms to
meet UFAS accessibility requirements and replacement of existing
plumbing risers; new perimeter wall construction including fixed
windows, perimeter walls, blinds and curtains, perimeter fan coil units
and associated piping and wiring; structural upgrades - new steel
bracing and reinforcement for increasing the loading capacities of the
existing floor structure in selected locations and concrete slab
infilling for existing dumbwaiter shafts and roof openings; mechanical
demo of existing steam absorption chillers and associated pumps,
existing chilled/hot water risers, existing 3rd floor air handling
units serving floors 3-8, existing 17th floor air handling units
serving floors 9-16, all existing ductwork serving floors 3-16, all
existing perimeter fan coil units and associated piping and controls;
new mechanical equipment including 3 new centrifugal chillers and
associated controls, primary and secondary pumps, two 100% outside air
handling units serving floors 3-16, perimeter vertical and interior
horizontal fan coil units and associated controls, ductwork and piping;
demo of electrical equipment and systems including existing main
switchgear in north and south switchgear rooms and partial demo of
existing bus duct, motor control centers in penthouse, panelboards,
transformers and associated electrical work and wiring for mechanical
equipment being demolished on the third floor and penthouse; electrical
equipment installation including main switchgear in north and south
switchgear rooms, bus duct and chiller switchgear to accommodate
proposed electric drive chillers in penthouse, two motor control
centers to accommodate renovated mechanical systems in penthouse,
energy efficient lighting systems for floors 3-16, reusing existing
lighting energy management controls; power distribution and utilization
systems as well as all associated wiring and electrical work for floors
3-16; fire protection work - modify head locations to existing
sprinkler system to suit new office layouts, provisions for new fire
alarm system. Contractor must have successfully completed one, $10
million or larger multi-disciplinary project within the past five
years. Construction superintendent shall have as a minimum, eight years
experience. Estimated cost of construction is between $30 and $40
million. This announcement also constitutes the synopsis of the
pre-invitation notice. The solicitation package will be issued on an
unrestricted basis - all eligible firms may submit a bid. The SIC code
is 1542 and the small business size standard is $17 million.
Specifications and drawings will be available on or about April 6,
1995. There will be a non-refundable fee of $200 for each solicitation
package ordered. Orders for plans and specs are available in complete
sets only. Requests may be faxed to 215-656-5838, however, fee is due
