The work consists of complete construction of two (2) identical dormitories (approximately 32,510 SF each) and one commons building (approximately 5,270 SF). Specific items of work include sitework, site demolition, paving, storm drainage, landscaping, site utilities, cast-in-place concrete, masonry, structural steel, light gauge metal framing, aluminum railing systems, ornamental metal work, finish carpentry, synthetic stucco, prefabricated metal roofing, aluminum storefront system, metal doors and frames, aluminum windows, finish hardware, drywall, carpeting, resilient tile and ceramic tile flooring, painting and wall covering, miscellaneous specialties, elevators, HVAC, plumbing, electrical and related incidental work. Base Bid shall be the entire work complete in accordance with the drawings and specifications for two (2) Dormitories, commons building and related site work, landscaping and ancillary work, but not including work indicated or specified to be provided under any of the other bid items. There will be three (3) 90 day options as follows: Option 1 shall be the addition of the following, complete in accordance with the requirements specified hereinafter: One Dormitory building, northeast parking lot and related site work, landscaping and ancillary work. Option 2 shall be the addition of the following, complete in accordance with the requirements specified hereinafter: west parking lot and related site work, landscaping and ancillary work. Option 3 shall be the addition of the following, complete in accordance with the requirements specified hereinafter: northwest parking lot and related site work, landscaping and ancillary work. Except when it is determined in accordance with FAR 17.206(b) not to be in the Government's best interests, the Government will evaluate offers for award purposes by adding the total price for all options to the total price for the basic requirements.
