DUE 072895 POC Bid Distribution Office, 804-864-2547. The work to be
performed includes, but is not limited to, the following: Modifications
for the rehabilitation of office areas at the facility include
extensive renovations to the original one story brick office wing of
the facility (approximately 5000 square feet) and less extensive
modifications to the attached one story brick office building addition
(2400 square feet). Much of the work is associated with providing a
new HVAC system to serve the office building areas of the facility.
Sitework includes the removal of an existing wooden access ramp and
construction of a new ramp of concrete and masonry construction to
provide improved access for the disabled at the main entrance.
Associated concrete walks and curb cuts are required in addition to
remarking on-street parking for accessibility. Removal and disposal of
asbestos is required. Vinyl asbestos floor tile and its adhesive
residue shall be removed throughout most of the originial office wing.
The crawl space under this portion of the building has ductwork and
piping which are partially insulated with asbestos containing materials
and shall be removed, along with some contaminated soil. Other piping
and ductwork contaminated with asbestos containing materials,
principally in the mechanical room, shall be removed as indicated.
Architectural modifications to the original office wing include the
replacement of existing aluminum windows and doors with new bronze
anodized aluminum windows and entrances. Existing metal office
partition system shall be removed and replaced with drywall partitions
as indicated. Other exterior walls shall be insulated and furred with
drywall. Modifications to partitions of glazed face concrete masonry
and plaster are required. Some doorway openings shall be reworked and
a few existing doors replaced, requiring that hollow metal doors and
frames and wood doors, complete with specified finish hardware, be
provided. Existing acoustical ceilings and supporting grid shall be
removed and new acoustical lay-in ceilings installed in all areas
following the installation of all work above the ceiling height.
Architectural finishes to be provided include painting, vinyl
wallcovering, resilient floor tile, and ceramic tile as indicated.
Men's and Women's restrooms shall be renovated for improved
accessibility, including the replacement of toilet partitions and
accessories. Finish carpentry is required for a small amount of
casework and to provide decorative laminate covered window sills and
countertops. Some built-up roofing work is required associated with the
removal and installation of mechanical equipment. Mechanical work
involves the removal of existing HVAC systems including; air handlers,
split chiller system, fan coil units, piping and ductwork. New HVAC
systems shall be provided including; chiller, air handler, pumps, steam
to hot water converter, duct system with variable air volume system,
baseboard radiation and controls. Existing toilet fixtures and some
plumbing shall be replaced with new construction and fixtures.
Electrical demolition work includes the removal of existing
panelboards, lighting fixtures (some of which are to be salvaged and
reinstalled in the new ceiling by the Contractor), receptacles, power
circuits and telephone outlets. The Contractor shall furnish and
install new panelboards, lighting fixtures, power circuits and
telephone outlets. Some modification to and extension of the existing
fire alarm system is required. Contract duration 240 days--Estimated
cost range between $250,000 and $500,000--All responsible sources may
submit a bid which will be considered by the Agency--Bid opening is
