The work includes the complete renovation and conversion of an existing four story dormitory building to an apartment style facility. The work shall consist of demolition work, including, but not limited to, the control and disposal of hazardous waste, including asbestos containing materials and lead paint, site demolition of concrete stairs, landing and metal rails, concrete curbs, slabs and foundations, removal of selected areas of structural floor slabs to create thru-story openings, including attendant temporary shoring, removal of interior plaster and gypsum/metal stud and concrete masonry unit partitions, demolition of mechanical and electrical systems including plumbing fixtures, receptacles, distribution equipment and associated wiring as well as various items of mechanical and electrical equipment, the provision of structural steel and miscellaneous metals fabrications, reinforced and unreinforced concrete masonry partitions, poured in place concrete foundation walls and footings for an elevator pit and for interior and exterior flat work, metal oxide waterproofing at elevator pit and elasio meric sheet roofing repairs, miscellaneous flashing and sealant work, plastic domed skylights, metal and wood doors, metal frames and hardware including magnetic card stripe suite entry system, new finishes to include painted gypsum wallboard, finish and rough carpentry including millwork fabrications, e.g. kitchen counters and cabinets and blocking, gypsum coated wall fabric, quarry tile, resilient tile flooring and base carpet, toilet partitions and accessories, a hydraulic passenger elevator, a complete fire protection system including wet sprinklers and standpipes and an addressable fire alarm system, plumbing fixtures and domestic water distribution system (hot water provided by steam forced storage water supplemented by oil fired heater for summer operation) a hydronic two-pipe system for heating and cooling, electrical distribution system including interior and exterior lighting fixtures, receptacles and switches, distribution wiring and equipment, exterior pad mounted transformer, communication systems wiring, lighting protecton system and incidental related work. The proposed contract listed here is being considered for 100 percent set aside for small disadvantaged business (SDB) concerns. Interested SDB concerns should as early as possible not later than 15 days of this notice, indicate interest in this acquisition by providing to the contracting office above evidence of capability to perform and a positive statement of eligibility as a small socially and economically disadvantaged business concern. If adequate interest is not received from SDB concerns, the solicitation will be issued as Unrestricted without further notice.
