labor, equipment, and material and perform all work for Whole House
Revitalization Project on Staff Row - Quarters 3 containing units 3E
and 3W and Quarters 4 containing units 4E & 4W, Fort McPherson, GA.
General: Quarters 3 and 4 were built in 1889 and are on the National
Register as historic properties. Therefore, the revitalization
activities will be in keeping with the craftsmanship and detailing of
the period, and replacement parts will match existing in style, kind
and material. Structures are both brick duplex units with a projecting
one story entrance vestibule flanked by a one story entry screen porch
for each unit. Each duplex unit is a 3 bedroom, 2 1/2 bath, 2 story
unit with a gross area of 3,163 square feet. The quarters will be
unoccupied during the period of construction. Work includes the
repair/replacement of the roofs, replacing all shed and porch roof
gutters and associated pvc downspouts with copper gutters and round
copper unpainted downspouts. Complete repainting of interior, including
all cabinet work, trim, stairs, and exterior including roof and trim;
repairs to all chimneys and relining and refurbishing of one working
chimney for each unit; demolition and rebuilding of existing screen
porches; complete restoration of existing windows to include lead based
paint abatement of window sash and all trim in contact with operable
sash, staining and varnishing of stripped window sash and track. Repair
and restoration of all doors and associated hardware. Repair of
existing wood sheathing or structural members as required by roof
replacement/repair; rewire and refurbish existing mechanical units as
indicated. Reroute low voltage wiring to conceal location. Remove
existing plumbing, plumbing fixtures and bathroom accessories. Install
new bathroom fixtures and accessories; install new plumbing waste,
vent and supply lines in concealed locations. The magnitude of this
project is between $500,000 and $1,000,000. Contract completion is 210
calendar days after receipt of the Notice To Proceed. All eligible and
responsible sources may submit an offer which will be considered.

requests will not be honored. A solicitation bid opening date has not
been established. It is anticipated that bid opening will be on or
