The work includes the renovation of a masonry and concrete, two story, 90 unitlodging facility and lobby; and construction of a two story addition to provide 50 two-room suites. Suites will have minimal cooking capability in one of the rooms. Renovated and new wings will be designed to appear as a unified scheme. Demolition inthe existing buildings includes replacement of all existing finishes, fixtures, systems, equipment, modular wall/entries to the guest rooms and roofs; and replacement of laundry and vending facilities. A new elevator will be installed to service bothexisting and new wings. Both new and existing wings will have sloped roofs. The facility will have a new telephone system; sprinkler protections and fire alarm system; HVAC and dehumidification system; and provisions for handicap accessibility.Incidental construction is required for site driveways and sidewalks, and storm water management. The contractor shall operate the premises as a hotel. There will be five single year options in the contract for the operation of the facility. This isa Request for Proposal (RFP) and requires the submission of technical and price proposals. In summary, the technical criteria consists of (1) corporate experience, past performance and resources in designing, constructing, and operating lodgingfacilities and demonstrating the company's financial capability and resources to handle the project. (2) Management/operations plan requires an operations plan, business plan, operating manual, employee guidelines/training and market plan; (3)Experience and qualifications requires experience of project management team and qualifications of project management team; (4) Support for the small business and small disadvantaged business program.
