M -- FACILITIES OPERATION AND MAINTENANCE SERVICES FOR THE U.S. EPA'S NATIONAL VEHICLE AND FUEL EMISSIONS LABORATORY IN ANN ARBOR, MICHIGAN SOL C600252T1 POC Contact Point, Richard Makepeace, (513)366-2044, Contracting Officer, Ruby Sugg, (513)366-2146 The Environmental Protection Agency (EPA) has a requirement for facilities operation and maintenance services for the Office of Mobile Sources, Motor Vehicle Emissions Laboratory, located in Ann Arbor, Michigan. The building consists of approximately 100,000 sq/ft of laboratory and test area, 31,000 sq/ft of permanent office space, and an additional 10,000 sq/ft of temporary leased mobile office space. The contract will provide all management, labor and equipment to perform scheduled and unscheduled maintenance of facility systems. These systems include but are not limited to the following: refrigeration chillers, cooling tower, multi fuel steam boilers, rooftop air handler units, exhaust fans, condenser units, electric substation switchgear, motor control centers, transformers, motor generator sets, direct current motors, distribution panels, interior and exterior lighting, and compressed air systems. This contract will also require all maintenance of parking lots. Winter maintenance, including snow removal on parking lots and sidewalks is required. The Agency anticipates award of a firm fixed price contract with a base period of 12 months and four 12 month options for a total potential performance period of five years. The proposed contract will be solicited as a 100% Small Business Set-Aside, limited to small business concerns only. The applicable SIC Code is 8744 and the size standard is $20.0 million.
