This includes seasonal start-up and shut-down, cleaning, maintenance, preventive maintenance, assisting with annual boiler inspection, periodic operational checks, diagnosis and repair of systems as specified herein. The contractor will ensure that the systems covered by this specification perform to manufacturer's specifications, with allowance made for normal wear and tear. Scheduled maintenance and inspection to the heating, ventilation and air conditioning and boiler systems shall be under the ''Firm-Fixed Price Lump Sum'' portion of the contract. Service calls on the heating, ventilating, and air conditioning and boiler systems shall be under the ''Indefinite Quantity'' portion of the contract. The Term of this contract is one base period plus four option years. This is combination firm-fixed price lump sum and indefinite quantity type contract. The proposed contract listed here is 100 percent set-aside for small business. The applicable SIC code is 7623 and the size standard is 5.M.
