The Developer/Contractor must posses all state and local required licenses for this type of work in the area stated above. The preferred area is located within the boundaries of: Intersection of Route 17 and Route 654 to Route 652 to Route 753 to Route 627 to the intersection of 627 with Route 1 to the North; US Route 1 to the East; Rappanhannock River to the South; and Route 656 to Route 654 to the intersection with Route 17 to the West, QUALIFICATION REQUIREMENTS: Offers will only be considered from firms who meet one of the following requirements: (1) Firms with in-house architecture/engineering and construction resources; (2) Firms intending to subcontract or joint venture architecture/engineering services or construction services. Such firms must demonstrate having successfully worked together on previous project of similar size and nature. A 30% design concept will be provided. The approximate requirements are; building size 20,000 SF; site size 5 Acres and completion is required within 270 days after receipt of notice to proceed. The estimated cost of this project is between $4,000,000 and $4,750,000.
