Furnish all plant, labor, materials and equipment to repair and alter one historic four story (including basement and attic) vacant office structure into a 16 unit distinguished visitor guest house. Principle features of work shall include, lead paint abatement, demolition and removal of walls, partitions, doors, and frames, structural framing/members, floor and wall finishes, ceiling systems, HVAC, plumbing, fire protection, and electrical components. Installation of new walls and partitions, patching and repair of existing floors, walls, and ceilings, structural framing, new doors, frames and hardware, new floor, base, wall and ceiling finishes, kitchen cabinets and other millwork, exterior repairs, interior and exterior painting, new central HVAC with exterior components, fan coil units, unit heaters, and associated piping, gas fired hot water generator, plumbing piping, bathroom and kitchen fixtures, exhaust fans, sprinkler, fire alarm, and smoke detector systems, electrical lighting and power, plus provisions for telephone and cable TV service. Lead paint barriers and other containment shall be provided as required to protect the facility. Existing wood windows shall be removed and replaced and refurbished. Site work shall include installation of underground services, new 300 kva pad mount transformer and related connections to Carlisle Barracks 12 kv underground distribution system, installation of concrete sidewalks and ramps, and restoration of disturbed areas. This procurement is unrestricted. Bid date above and site visit in early March are approximate and subject to change based upon the solicitation issue date. The estimated cost range is $500,000.00 to $1,000,000.00. There is a non-refundable charge of $75.00, for each copy of the solicitation package and drawings. Technical specifications and drawings may be examined without charge in the Directorate of Contracting. Bidders mailing lists are free.
