The New York State Office of HUD-FHA Single Family Housing Division requires full title search services to perform quality control checks in REO sales to 203(K) approved Not-For-Profit mortgagors. The contractor shall be required to furnish all qualified personnel, facilities, material and services necessary to reveal all claims at each level of government and the judiciary for real property located in the jurisdiction serviced by the New York State Office. This includes the counties of Kings, Queens, Richmond, New York, Bronx, Nassau, Suffolk, Orange, Rockland, Putnam and Westchester. This will be an indefinite quantity purchase order for a mimimum of 50 and a maximum of 185 searches. The services required shall provide for: (1) A search of the chain of title for a particular property consistent with providing full information for sixty (60) years past. (2) Upper court searches (state and fedeal) including the provision of a twenty (20)year history of judge-ments against all parties in interest, otherrecorded liens and information concerning bankruptcy proceddings. (3) County searches, including judgements, financing statements, liens, lis pendens, contracts, mechanic's or materialmen's notices, stop notices, tax sales certificates, etc., recorded or filed with the county in which the property is located is located concerning any party in interest. (4) Search of relevant mortgage, and assignment records. (5) Municipal searches, including taxes, assessments and other lien causing matters in the municipal level such as water, sewer or tax items. (6) All other matters of record affecting title or mortgage status. See Note #1. The SIC is 8111 and the size standard is $5 million.
