Manager, 202-565-4307 The Department intends to enter into a long-term
Enhanced-Use of real property under VA's control and jurisdiction with
a public or private developer/operator to finance and maintain a
mixed-use development. As consideration for the long-term use of VA's
capital assets, the Medical Center would receive space for facilities
for primary care, research, and additional parking at no capital cost
to VA. -- Through the Enhanced-Use authority, VA's intention is to
lease certain two (2) parcels of land located at the southeast and
southwest sections of the campus as well as existing parking facilities
toa developer for the development of certain VA and non-VA uses. The
Department anticipates that in permitting the developer to use VA
property for certain specified non-VA uses which are compatible with
the Department's mission and operations at the Medical Center under an
Enhanced-Use lease, at reduced or no cost to VA, to address the VAMC's
facility and operational deficiencies, as well as other benifits such
as rental proceeds, discounts on the cost of operating and maintaining
VA facilities or space, or other "in-kind" consideration. The
Department's objective is to obtain either within the development or on
the remainder of the VAMC campus, the necessary space and/or services
to address the VAMC's primary care, research and parking space
deficiencies. -- The intent is to immediately pursue the development of
this initiative through a subsequent Request for Proposal. If your
