all plant, labor, materials and equipment to perform comprehensive
repairs and alterations to the interior of existing 23,000 gross square
feet, two story administrative facility. Repairs and alterations to the
exterior or the facility shall be limited to the installation of HVAC
louvers and modifications to existing door and/or window openings. Site
work shall be limited to installation of handicapped accessible ramp
and exterior HVAC equipment. Principal features of work shall include,
but are not limited to, escavation, backfilling, new concrete ramp,
and restoration of disturbed site features; demolition of existing
architectural, plumbing, mechanical, electrical, communications, and
related systems; and the installation of new partitions, perimeter wall
insulation, floor and wall coverings, painting, suspended acoustical
tile ceilings with batten insulation, passenger elevator, plumbing
piping and fixtures, HVAC systems including central chiller, chilled
water supply and return, variable frequency drive air handling units
(AHUs),variable air volume dampers and controls, steam to hot water
converter, piping and perimeter hot water base board heating with
supplemental heating coils in AHUs, light fixtures and circuits, power
distribution, voice and data circuits, and related items. Structural
work shall be limited to modifications necessary to install new
passenger elevator and HVAC equipment. Existing painted surface are
lead based paint contaminated, requiring proper protection of workers
and the environment. Project is designed to be accomplished in phases
to include a base bid plus one or more optional bid items. Performance
time is 180 calendar days. Bid date is approximate and is subject to
change based on solicitation issue date. The estimated cost range is
between $1,000,000 and $5,000,000. This procurement is unrestricted.
SIC code is 1542, and the size standard for a small business, including
its affilates is not in excess of $17.0 million in average sales or
receipts for the preceeding three years. There will be a non-refundable
charge of $75.00 for each copy of the above solicitation package. Make
