Provide and deliver, deliver and set up two modular buildings, to the
Douglas, Arizona U.S. Border Patrol Station. The buildings will be 24
feet wide by 50 feet in length (24' x 50'). Each building will be
manufactured to meet or exceed Commercial Code requirements for the
State of Arizona. Minimum design conditions to include: Built to
withstand 75 MPH winds, exposure "C" and building type V-n per UBC.
STRUCTURAL: Buildings will have outrigger type, minimum 8" all welded
steel "I" beam or "C" channel frames, primed and painted. Floors to
have 2" x 8", 16" on center joists, placed perpendicular to main
runners and securely fastened to the rframes. Underlayment will be 1
1/8" tongue and grooved OSB subfloor securely fastened to joists. Floor
coverings will be at minimum 26 oz. Nylon Carpet, Philadelphia Brand
(Vocation) or equal. Color light Brown or Tan. Floor bottom to be 4"
rubber based by ROPPE or equal. WALLS: Framing to be 6" metal studs 16"
on center mechanically fastened to top and bottom plates. Interior
finish to be 5/8" sheetrock taped, textured, and painted light beige
with matching molding. Exterior finish to be 5/8" LP innerseal with 6"
LP innerseal trip, color beige. R19 fiberglass securely fastened to
studs. All exterior trim, doors and windows shall be caulked using 20
year caulking. ROOF: Framing -- 8" steel joists, 16" in center. 1'2"
OBS Roof Sheathing. 12" overhang on all sides. Finish -- 25 year
fiberglass shingle. Support Posts -- None. A steel clear span beam
shall be installed at mod lines to support roof, with no interior
support columns. Rain gutters will be standard modular type installed
above doors and windows. Insulation wil be R30 securely fastened to
rafters. EXTERIOR DOORS: All exterior doors shall be 3' x 6'8", 18
gauge hollow metal doors with 16 gauge frames. All doors and frames
shall be prepped for entry door locks and dead bolts. Entry lock shall
be Schlage Grade 1 lever set style "D" or equal. WINDOWS: Provide 5
windows in Building A (Office Module), and 6 windows in Building B
(Classroom Module), as specified in design specification. Windows to be
aluminum dual pane, horizontal sliding as made by "Better Bilt" or
equal. Window covering shall be horizontal, 1" venetian blinds, color
ivory. CEILING: Shall be suspended ceiling with 2' x 4' grid system, 8'
finished ceiling height using Armstrong Brand, or equal, ceiling tiles.
LIGHTING: Fixtures to be 2' x 4' energy efficient recessed in ceiling
with florescent tubes. Approx. 75' candle power at desk height. All
fixtures include diffusers, light switching per code, and T8 fixtures
with solid state ballast. ELECTRICAL: A separate 120/240 volt AC single
phase, three wire panel sized to meet load shall be mounted on each
module. Minimum 24 breaker capacity per module. Panels to be located on
end of each module adjacent to HVAC. Load center to be NEMA 3R. All
wiring is to be Romex, minimum 12AWG. Install electrical outlets as
indicated in design specs. GFIC shall be installed in bathrooms per
code and industry standards. All electrical boxes to be metal. Install
a junction telephone box with cover and a computer junction box with
cover for future computer service. Conduit (3/4") to stub out below
trailer. No wiring is required. Install hardwired (with battery backup)
smoke detectors in each modular, securely fastened to wood/metal block.
HVAC: A thermostatically controlled electric heat and air conditioning
(heat pump) unit, manufactured by "Bard" or equal, will be installed
in each module. Ducting shall be galvanized metal, branch ducting with
Insulated Flex duct with 1" insulation installed above ceiling. Air
supplied by ceiling mounted registers. Air return to be ceiling mounted
and located for maximum efficiency. Thermostats to be "Honeywell"
programmable or equal. Centrally located with fax switch for continuous
fan air circulation if desired. INTERIOR WALLS: Walls will be finished
with 1/4" taped, textured and painted sheetrock, securely fastened to
studs. Interior walls shall extend to top. Sheetrock and insulated.
Color beige. Interior doors shall be 1 3/4" x 6'8" solid core wood with
metal frames by "Timely" or equal. Prefinished and painted Oxford
Brown. Insulation shall be R-11. Doors shall have commercial grade
standard entry door locks. Rest shall have privacy door locks.
RESTROOMS: Each rest room shall include a toilet, sink, mirror, exhaust
fan, light switching, and washable interior walls. Accessories in rest
rooms shall include: "Bobrick" for toilet tissue dispenser, paper
towel holder, mirror, and soap dispenser. Restrooms shall be equipped
with standard handicap fixtures. PLUMBING: Each modular shall have a 5
gallon, 110VAC electric water heater installed above ceiling. All
water manifolding shall be provided and installed by mobile
manufacturer for single point of entry. All supply lines on the
exterior of the modular unit shall be adequately wrapped with standard
foam insulation to prevent freezing. Actual water hook up to be made
by others. All supply lines shall be copper. All waste manifolding
shall be provided and installed by mobile manufacturer for single point
of exit. Waste lines shall include sewer hook up. Hook up to be made by
others. STEPS: Metal steps of normal industry standards shall be
furnished for each exit door. DESIGN SPEC: Each building will contain
two bathrooms side by side, containing a toilet, sink, and appropriate
plumbing and dispensers. Building A (Office Modular) will be open,
with no partitions other than the bathroom walls. This building will
have 5 windows of not less than 46" x 38" dimensions. Three windows
will be equally spaced on the one side of the length of the building.
The opposite long side of the building will contain 2 doors with 2
windows equally spaced on the wall between the doors. This building
will contain an electrical outlet located every 8 feet along both long
walls and will contain 4 electrical outlets (flush to floor) located
in the floor of the building at the centerline, lengthwise. Building B
(Classroom Modular) will contain a 10' x 24' office at one end with a
partitioned wall and door. The other end of the building will contain
the 2 bathrooms in a corner, with the rest of the building open
without partitions. The building will contain 6 windows, of not less
than 46" x 38", 3 located equally spaced along one length of the
building, 1 centered on the short outside wall containing the office,
1 on the other short wall to side of the bathrooms, and 1 on the other
long wall between 2 doors. The doors shall be placed on the long wall
so as not to allow outside entrance to the 10' x 24' office. The
building will contain 4 electrical outlets along the walls fo the
office and n o less than 12 outlets equally spaced on the walls around
the open area. MISCELLANEOUS: Contractor to furnish piers and other
related materials for set up. Tires, tongues and axles shall remain the
property of the U.S. Government. DELIVERY PLANS: Final delivery shall
be within 90 days after the date of award of the contract. Delivery
must be coordinated with the Douglas Border Patrol Station.Receiving
hours 9:00am to 2:00pm, Monday through Friday. The Government must be
notified 72 hours in advance to ensure receiving personnel are on site.
Deliver to U.S. Border Patrol Station, 1051 Lawrence Ave., Douglas, AZ
85608. Delivery to include set up, level and installation of modular
units. Remove tires, tongue and axles. Tires, tongue and axles to
remain property of the U.S. Government. Tires, tongue and axles to be
placed under unit prior to installation. Furnish and install LP
innerseal skirting to match exterior finish on building, finish by
code. This solicitation document and following incorporated provisions
