Z -- MAINTENANCE OF FAMILY HOUSING AT KIRTLAND AFB NM SOL F29650-98-B0001 DUE 122097 POC Raynie Vanderford (505)846-4673, Margaret Howe (505)846-8391, Miranda Firth (505)846-4670 DESCRIPTION OF WORK: The contractor shall perform the Military Family Housing Maintenance Contract at Kirtland AFB, NM. The contract period is for one basic year and four one-year options. The contractor will provide all personnel, tools, material, equipment, supplies, supervision and services necessary to perform the following functions: (1) Scheduling and performing appliance and equipment replacement and repairs to include the repair/replacement of household appliances, heaters, swamp coolers and sprinkler systems. (2) Inspect and repair exterior of housing units; to include roof repair, concrete paving, and painting. (3) Provide grounds maintenance for vacant units. (4) Clean fireplaces and chimneys. (5) Inspect, repair and maintain playground equipment. (6) Prepare and maintain job order forms. (7) Perform work for emergency, urgent, routine and change of occupancy maintenance work orders. The contractor shall implement Quality Controls to ensure all deficiencies are found and corrected and to ensure the unit is clean prior to presenting housing unit(s) to the Government for acceptance of services rendered. This will be a Two-Step Sealed Bid solicitation. Letter Requests for Technical Proposals will be issued on or about 22 December 1997. Oral requests will not be accepted. Due date for the Technical Proposals will be approximately thirty ( 30 ) days from the letter issue date. In step two of the Two-Step Sealed Bidding process, Solicitation F29650-98-B0001 will be issued only to those respondents who's Technical Proposal was found to be technically acceptable. Bids will be due thirty ( 30 ) days after issuance of the solicitation. Award will be made to the lowest, responsible, responsive bidder. The proposed contract is a competitive set-aside for 8(a) contractors within the State of New Mexico. The SIC code for this acquisition is 1799 and the size standard is $7.0M. An Ombudsman has been appointed to hear concerns from offerors or potential offerors during the proposal development phase of this acquisition. The purpose of the Ombudsman is not to diminish the authority of the program director or contracting officer, but to communicate contractor concerns, issues, disagreements and recommendations to the appropriate Government personnel.
