Project Location: FB/CTHS and Annex, Fargo, North Dakota. Anticipated commencement of services: 3/1/98 One year base period with one two-year option, and two three-year options, firm fixed-price contract. Current Contractor: None Summary of Work: Mechanical maintenance and operations including management, supervision, technical functions, labor, and materials necessary to operate and fully maintain the Federal Building/Courthouse and Annex. The operations and maintenance services must be at a level consistent with maximum operating efficiencies, life expectancy, and maintenance practices which will preserve the buildings, equipment, and all systems in an unimpaired condition. The contractor will be responsible for monitoring and performing scheduled and unscheduled maintenance/repairs and preventative maintenance work as necessary, 24 hours per day, 365 days per year including emergency callback services. Operational equipment tours, work schedules and reports are also included in the performance requirements. The on-site personnel are required to be journeyman level and familiar with HVAC systems/DDC electronic/pneumatic controls, Energy Monitoring Systems, Asbestos Control Procedures, CFC/HCFC Refrigerant Programs, confined space entry, lead base paint, and lock out tag/out procedures.
