The approximate size requirements are: Ground floor net interior space 6,500 s.f., Platform 600 s.f., Paved parking and maneuvering areas 12,000 s.f., on a minimum unrestricted net usable site totaling 57,000 s.f. The preferred general perimeter area is Clinton Avenue on the north, Washington Avenue on the south, Magnolia Avenue on the east, and Patterson Street on the west. Proposals offering existing improved space must be submitted by letter and must include the lowest and best rental amount for a ten (10) year basic term with four (4) five (5) year renewal options. Letter offerings for unimproved sites must include the lowest possible purchase price. All offerings should include a floor plan and/or site plan/survey, photos, descriptive data, zoning, and ownership information. Proposal package for newly constructed leasedfacilities must be requested in writing and must be accompanied by a non refundable $100.00 certified, bank, corporate check or money order payable to "Disbursing Officer -- USPS".
