jmerriss@usps.gov. The United States Postal Service is seeking offers
for existing space for 2,100 SF (+/-) commercial office space to house
the Inspection Service Office in Knoxville, TN. Parking Requirements:
1 Handicapped parking space, 5 reserved spaces and joint use parking.
Term: Lease term is for a period of 5 years with 2 renewal options of
5 years each -- all at fixed rates. Proposals shall be based on a
rental rate inclusive of the Lessor performing all maintenance, paying
for insurance, and real estate taxes. Proposals shall also specify the
amount of space modification allowance included in the rental rate.
Equipment maitenance, as well as janitorial services, will be provided
by the Lessor. The rental rate shall be non-escalating over the base
term of the lease and include NO provisions for rental rate increases
or pass through expenses. Optional rental rates must also be at a fixed
rate over the option term. Construction: Space shall be submitted "as
is". Tenant Improvement Design/Improvement Construction/ Communication
& Moving Allowance: Space modifications may be separately contracted
for by the US Postal Service. The proposals should also address the
following: Description of the life/safety and handicapped accessibility
features included in the building. Proposals should include in
triplicate a completed Standar Lease Form (included with the
solicitation package). Offers will only be accepted where upon no
revisions and/or modifications have been made to the original lease as
supplied by USPS. The USPS will reject and ad all offers whereby
revisions and/or modifications have been made to the standard lease.
Only offers returned via Personal Hand Delivery and/or USPS Mail (i.e.,
First Class, Overnight, and/or Priority Mail) will be considered in
compliance with this solicitation. ANY OTHER CARRIERS WILL BE REJECTED.
