Z -- RENOVATION OF EXISTING QUENTIN BURDICK FEDERAL COURTHOUSE, FARGO, NORTH DAKOTA SOL GS08P97JFC1020 DUE 051298 POC Contract Specialist, Arlene Lawrence, 303-236-7070 x261 Renovation of the existing Quentin Burdick Federal Courthouse in Fargo, North Dakota. The remodeling consists of approximately 800 sf in the basement, 8,000 sf on the first floor, 19,000 sf on the second floor and 7,000 sf on the third floor. The first floor will house the Office of Hearings and Appeals, the second floor will house the U.S. Attorneys, and the third floor will house Probation and Pretrial with an option to do some remodeling for the District Court. The total square footage to be remodeled is approximately 34,800 sf with an additional 4,000 sf optional on the third floor. There will be some mechanical work done in the penthouse. Normal court operations will be going on during the entire construction period in the attached courthouse annex. Work on the exterior of the building will be limited to building signage, the removal of the old signage that is on the surface of the building and the addition of a freestanding building sign. The majority of the space will be high quality office space. Warranties/guarantees, finishes and related management requirements will be included. The contractor will be required to construct the work in conformance with the plans and specifications. The estimated price range is $1,000,000.00 to $5,000,000.00. The procurement will be accomplished by use of the Two-Step Sealed Bidding procedures. Step one requires the offeror to submit a technical proposal, without pricing. The Government will evaluate and, if necessary, discuss the technical proposal with the offeror to determine the acceptability of the services offered. All responsible sources may submit a proposal, which shall be considered by the agency. Step two involves the submission of priced bids by only those firms who have been determined most technically qualified under step one. This is the same project which was pre-solicited through the CBD on 8/21/97. All interested parties should contact the above for inclusion in distribution of the Request for Technical Proposals.
