Performance Period: 190 calendar days. Estimated price range: $1,000,000 -- $5,000,000. IFB to be issued o/a 6/08/98. BOD o/a 7/08/98. Scheduled site visit anticipated for 6/17/98. Contractor shall provide all management, superintendence, labor, materials, equipment, parts, machinery, etc. to perform the following work: Base Bid Provide selective abatement of asbestos insulation on HVAC piping. Replace the two centrifugal chillers and required accessories with new high-efficiency chillers. Replace associated cooling towers and condenser water chemical treatment system. Provide new condenser and chilled water pumps, selective demolition and installation of electrical motor control equipment to support HVAC mechanical work, new mechanical room ventilation system, test and balance of chilled and condenser water systems and air handler chilled water coils. Perform commissioning (i.e. functional performance testing) ofchilled and condenser water systems. Repair and refurbish roll filters in air handling units, AHU-1,2,3,4,5,6 and pre-heat coil intake roll filter located in the rooftop penthouse. Repair and refurbish the existing pneumatic control systems throughout the building. A new air compressor and filter/dryer assembly shall be sized for current load and installed. Existing pneumatic tubing shall be cleaned ("bubbled") to remove contaminants. All pneumatic controllers in mechanical rooms shall be replaced. Replace existing chilled water system compression tank located in the 4th fl. Mechanical room. Replace motor starters on AHU-1,2,3,4,5,6, and 8 in mechanical rooms. Option Bid Remove existing pneumatic building control system and install a new building energy management and control system (EMCS). (Do not repair/refurbish existing pneumatic system.) Upgrade the existing (Andover System) remote master control terminal at GSA Office, Federal Building, Aberdeen, SD to interface with the existing building control system at that site plus the new EMCS at the Pierre, SD FB/PO/CT. Provide automatic control valve operators to room sensors. Work includes selective demolition of piping, valves, and fittings and selective demolition of asbestos pipe insulation, new control valves and pipe fittings, new room sensor control via EMCS of the terminal fin-tube heating units, and re-commissioning of fin-tube heating control systems.
