The United States Customs Service is soliciting proposals on a full and open competitive basis from qualified offerors to award a lease contract for an aviation facility, located in San Antonio, Texas, meeting or capable of meeting the following criteria: The facility shall have a minimum of 35,000 to a maximum of 37,000 square feet of net rentable square feet of space; comprised of 4,300 square feet of office/storage/maintenance support space, 12,000 square feet of aircraft hangar space, up to 40,000 square feet of aircraft ramp, with grounding points and tie downs, and parking for 16 vehicles. The facility must be located on an airport with immediate access to a hard-surfaced runway with a minimum length of 6,000 feet with instrument (ILS) approach. Available services shall include 24-hour emergency fire and crash response, air traffic control for takeoffs and landings, immediate access to the runway(s) for takeoffs, 24-hour security and controlled access to the leased premises, including the aircraft ramp area. The prospective lease will be for up to twenty (20) years, with a ten (10) year firm term, and two (2) options of five (5) years each. We are seeking a fully serviced lease, with all utilities and services included in the rental rate. The offered property shall meet all applicable codes and shall be in full compliance with all applicable federal guidelines, including EPA, OSHA, and the Uniform Federal Accessibility Standards (UFAS) for handicap accessibility, and shall be available and ready for occupancy no later than October 1, 2000.
