Provide all labor, supervision, equipment and material to provide complete facility, mechanical, electrical, and structural maintenance and repairs, including optional item for janitorial service, at the NOAA Coastal Services Center (CSC), 2234 South Hobson Avenue, Charleston, South Carolina. CSC Building 1 [a two story masonry and wood framed structure of approximately 35,000 square feet] several small storage buildings, trailer (Butler building) and all surrounding grounds, roads and parking lots. B. CSC Building 2 [a two story masonry structure of approximately 10,000 square feet], one small storage building, two towers, and all surrounding grounds, roads and parking lots. Option Item for janitorial service for CSC Building 1 [a two story masonry and wood framed structure of approximately 35,000 square feet]. CSC Building 2 [a two story masonry structure of approximately 10,000 squarefeet]. Types of mechanical and electrical equipment to be maintained include but are not limited to the following: A/C Package Units, Air Handlers, Chillers, Boiler, HVAC Direct Digital Controls System, Elevator, Emergency Generator, Uninterruptible Power System, Fire Alarm Systems, Sprinkler Systems, and Fan Coil Units. MANDATORY BIDDERS PRE-QUALIFICATION REQUIREMENTS: BIDDERS SHALL SUBMIT, PRIOR TO RECEIVING THE SOLICITATION, DOCUMENTATION SHOWING THAT THEY HAVE A MINIMUM OF FIVE (5) YEARS OF MECHANICAL AND ELECTRICAL CONSTRUCTION AND/OR MAINTENANCE EXPERIENCE IN BUILDINGS OF SIMILAR SIZE AND WITH SIMILAR EQUIPMENT TO THAT SPECIFIED IN THIS ANNOUNCEMENT. THEY HAVE AN OFFICE WITHIN A 50 MILE RADIUS OF THE FACILITY. BIDDER SHALL SUBMIT A MINIMUM OF FIVE (5) REFERENCES, NO MORE THAN 2 YEARS OLD, FOR SIMILAR WORK. REFERENCES SHALL INCLUDE A BRIEF DESCRIPTION OF WORK, CONTACT NAME, WITH CURRENT PHONE NUMBER, DESCRIPTION OF ANY PROBLEMS ENCOUNTERED DURING THE PERFORMANCE OF THE WORK AND HOW THE COMPANY RESOLVED THESE, AND INFORMATION ON ANY CONTRACTS THAT HAVE BEEN TERMINATED FOR DEFAULT, THE REASON FOR THE DEFAULT, THE AGENCY, AGENCY CONTACT PERSON WITH CURRENT PHONE NUMBER. FAILURE TO PROVIDE THIS INFORMATION WILL RESULT IN REMOVAL FROM THE BIDDERS LIST. THE GOVERNMENT WILL EVALUATE THE PRE-QUALIFICATION INFORMATION ON A PASS-FAIL BASIS.
