Office is soliciting proposals for Pre- Construction Preparation of the
Basement/Mezzanine area, Segments 2 & 3, for major foundation,
structural, architectural, electrical and mechanical renova- tions and
subsequent Core & Shell and Tenant Fit-Out designs, located at the
Pentagon, Arlington, VA. The estimated cost is between $9,000,000 and
$15,000,000. The project is expected to reach completion no later than
January 1999. There are two parts to Pre-Construction: 1)
Pre-Construc- tion No. 1 for the Pentagon Basement Segments 2 & 3
includes environmental remediation, selective demolition (architectural
walls, ceilings, mechanical, electrical and plumbing (MEP) systems 10
to 15 feet vertically) and temporary MEP re-routing and terminations
(TEMP-MEP) to be performed prior to Core & Shell work. Pre-Construction
Package No. 1 exposes unforeseen mechanical and electrical conditions
effecting the adjacent tenant areas both horizontally and vertically.
Pentagon Wedges above the MEP systems may required remedial piping and
electrical systems may be re-routed. These concealed engineering
systems are unforeseen and will be revealed in Phase I for work in
Phase II; 2) Pre-Construction No. 2 will commence after
Pre-Construction No. 1 exposes the additional concealed engineering
systems. The re-routing or termination of these systems will be
determined during Pre-Construction No. 1 construction completion in
Pre-Construction No. 2. Pre-Construction includes construction access
and staging areas, barrier walls to protect adjacent areas from dust
and noise, construction site ventilation design, TEMP-MEP and
telecommunications, general demolition of existing space (architectural
walls, doors, and ceilings, MEP piping and equipment) and environmental
remediation (including asbestos, contaminated soil and possible lead
based paint). Subject solicitation will be released on CD-ROM at no
cost to interested parties on or about 30 December 1998. A Pre-Proposal
conference will be held on or about 14 January 1999. Written
