The Institute of American Indian Arts (IAIA) is requesting proposals to furnish Construction Management Services in connection with the construction of our new campus facilities in Santa Fe, New Mexico. The construction project totals approximately 62,000 gross square feet. The total estimated cost is seven million dollars. The Construction Manager (CM) will submit a Guaranteed Maximum Price (GMP) for the construction of the facilities. If the GMP is accepted a contract will be entered into for construction. The CM will be required to render supervisory and managerial services during construction, for which a fee will be paid over and above the actual cost of construction. Selection will be based on the following in descending order of importance: 1) CM Experience; 2) Construction Experience in last five years with similar size and scope; 3) CM Professional Staff; 4) Cost management and critical path scheduling experience; 5) Contracting with Indian organizations; 6) Management Plan; 7) Price. Please be advised that technical quality is more important than price. Respondents need to be aware that preference will be given accoding to IAIA's Interim Indian Preference Policy.
