no solicitation exists at this time. The Securities and Exchange
Commission, a United States Government agency, presently occupies
office and related space under a soon to expire lease. The Government
is interested in considering alternative space if economically
advantageous. The alternative space should consist of approximately
460,000 BOMA rentable square feet that yield between 400,000 and
440,000 BOMA office usable square feet of space. Consideration for
relocating this requirement will be taken upon analysis of the
economics involved, including the cost of moving, alterations, and
occupant agency mission, among other items. The Securities and Exchange
Commission is also interested in considering consolidation of this
space as well as support and administrative space at other facilities
into alternative space at a single facility if economically
advantageous. The alternative space should consist of approximately
730,000 BOMA rentable square feet that should yield at least 650,000
BOMA office usable square feet of space. Consideration for relocating
this requirement will be taken upon analysis of the economics involved,
including the cost of moving, alterations, and occupant agency mission,
among other items. The Securities and Exchange Commission is also
interested in considering the validity of acquiring a purchase option
along with both leasing scenarios. Location: The space must within
1,750 walkable linear feet of the entrance to a Metrorail station, in
the northwest area of the District of Columbia and bounded by
Pennsylvania Avenue on the South, New Hampshire Avenue to the West,
Massachusetts Avenue to the North at Columbus Circle, and Louisiana
Avenue and Constitution Avenue to the East. Lease Term: 15 year firm
term. Occupancy: The space must be ready for occupancy January 1, 2003.
Expressions of Interest: The following information should be submitted:
Building name and address; BOMA rentable square footage available, and
rate per square foot; Method of measurement used to determine rentable
square footage; Common areas factor(s) for available space per floor,
if applicable. Expressions of interest should address the 460,000 BOMA
rentable square foot alternative and/or the 730,000 BOMA rentable
square foot alternative, as well as a willingness to submit a purchase
