The scope of work is to complete design/engineering from 30% complete to 100% and to construct a new Carrier Annex of approximately 17,000 square feet on a 2.5 acre site. Work includes workroom, loading dock and equipment, support areas and covered carrier parking. The building will be constructed using a load-bearing exterior concrete block and brick wall and interior steel columns and joists. A grid of concrete caissons and grade beams will support the building. A pre-cast concrete plank and concrete topping system will be used as the building and platform slab. Roofing will consists of a two ply modified bitumen roof systems and a sloped standing seam metal roof along one bay of the building. Metal stud and gypsum board interior partitions and acoustical ceilings will be used for interior finishes. Complete plumbing, HVAC and electrical systems will include roof tip units, power, lighting and alarm systems, security camera system and fire protection systems as required by local code and USPS requirements. Also included in the development of the 2.5 acre site is parking for employees and postal vehicles; loading dock and maneuvering area; complete landscaping, fencing; site retaining walls, and signage. Site development includes paying/obtaining all applicable permits, review fees, tap connections and utility connections/development.
