The facility is an eight story multi-use facility with 484,775 gross square ft. housing approximately 1000 people in both laboratory and office space. The successful offeror will furnish all labor, materials, and equipment in order to provide a full range of building operational maintenance, and support services involving: an understanding of the criticality of positive/negative one pass air flow dimensional problems arising out of intricate interrelationships of electrical, plumbing and HVAC systems that are analagous to food and drug research facilities, and corporate expertise in engineering and management skills that can provide sound leadership. A fixed price contract is contemplated with a one year performance period with a one year option period, two six month option periods and six one month option periods. The procurement is designated as a full and open competition under SIC Code 8744 with a sizestandard of $20.0 million. Services for alterations and repair on an Indefinite Quantity basis are included. The indefinite quantity portion of the contract has an estimated total value of $350,000 if all options are exercised. The estimated maximum per task order is $100,000.
