Hara, Teng & Assocs, 312/616-0000 The U.S. Postal Service is soliciting proposals for the construction and lease back of a new main post office in Genoa, Illinois. The USPS controlled site size is approximately 80,481 square feet. The building size desired will be approximately 6,475 net interior square feet and approximately 30,240 square feet of parking and maneuvering. The selected offeror will be required to purchase the site currently under option to the Postal Service, construct a Post Office according to plans provided and lease back the completed facility to the Postal Service for a base term of twenty (20) years with two five (5) year options. The Postal Service will also have the option to purchase the completed Post Office at the end of construction and at the end of the first year of the lease term. The work includes, but is not limited to, civil work, concrete, masonry, wood framing, interior finishes, HVAC and electrical. The U.S. Postal Service intends to award a contract, subject to approval and funding, to the responsible offer who proposal, conforming to the solicitation, will be most advantageous to the U.S. Postal Service. Evaluation factors will be considered in addition to price as follows: 1. Financial stability; 2. Comparable construction experience. Construction cost range: $900,000 to $1,200,000.
