ADVERTISEMENT FOR OWNERS OR AGENTS TO OFFER 4,500 NET USEABLE SQUARE FEET OF FIRST CLASS OFFICE SPACE AND PAVED PARKING SPACES FAIRBANKS, ALASKA The Federal General Services Administration, GSA, is advertising to obtain indications of interest by parties who can make the following described space available for possible leasing to the Government. Amount: Approximately 4,500 net useable square feet of first class office space, designed and built for office use, to be improved with the following: Conference room -350 SF, two private offices-150 SF each, aerial photo room-300 SF, computer room-100 SF, soil survey lab area with counter, sink and exhaust fan-200 SF, reception and entrance area with counter-150 SF, mail room and storage area of 600 SF, client/break room-150 SF, large open office working area-1,750 SF, outside fenced wareyard with storage shed-3,000 SF, and unheated storage shed located in wareyard-400 SF. This project requires paved parking sufficient to meet code requirements of the Planning Department. LOCATION: On a properly zoned site within the following area bounded on the north by Geist Road, on the east by University Avenue, on the south by Chenna River (Primarily the Gemini Subdivision), and on the west by Wilcox Avenue. TERM: Five (5) years firm, with NO TERMINATION RIGHTS, and with one 5-year renewal option with the rent set which can be exercised at the discretion of the Government. OCCUPANCY REQUIRED: October 1, 1999.
