R -- DEVELOP SENIOR HOUSING AND/OR ASSISTED LIVING FACILITIES SOL RFP 10N3-147-99 DUE 082099 POC Archie Mosley@718-584-9000x4359 or Selah Scott@516-261-4400x7130 The Veterans Integrated Service Network 3 (VISN3) anticipates negotiating a Sharing/Use of Space Agreement, up to a 20 yesr period with renewal based upon a competitive basis, with an organization to develop Senior Housing and/or Assisted Living Facilities in a building at the VA Hudson Valley Health Care System, Montrose, NY campus. The intent is for the VA to provide Building 8, a 51,000 SF, 3 floor building to a developer to renovate for 80-90 housing units for veterans & non-veterans. The intent is to provide priority and a 10-20% discount to eligible veterans, (more than 90% of veterans greater than 65 years of age are men), that meet the requirements of the developer's lease. Sharing arrangements for other services will also be available for use of recreational and other health related programs that are not limited to, but may include, use of recreational facilities (including gymnasium, weight room, swimming pool, waterfront facilities) as well as other health related and administrative services. This proposal is open to an outside concern with verifiable credentials, expertise and the financial wherewithal. The developer/operator will finance, maintain and manage this building. All costs of renovating and operating will be the responsibility of the contractor. The developer is expected to reimburse the VA for building support services borne by the government, plus the fair market value of the space. This space shall be equipped and staffed with contractor's personnel and maintained by VA according to VA Hudson Valley HCS standards.
