Baylen, 703/518-6410 The National Credit Union Administration(NCUA)is soliciting bids from qualified sources interested in assuming responsibility for Facilities Management Services at its Headquarters Building at 1775 Duke Street, Alexandria, VA. The building is a seven story structure with below grade on-site parking, developed for general office use and ancillary ground floor retail uses. NCUA is interested in negotiating a five year contract. The estimated effective start date is April 4, 2000 through December 31, 2000 with four optional periods. This procurement is open to all experienced facilities management concerns in the geograghic area. The scope of the work for this solicitation will not differ significantly from the contract currently in place. There remains a requirement for an on-site facility manager. Responsibilities will include control and monitoring of building access during other than regular Owner's business operations;managing the building Management System; providing budgeting and financial management for owner; administering janitorial contracts; supervising minor decorating tasks and carpentry repairs in and about the building; managing cure and correction of remaining warranty items; securing construction management services related to substantial repairs; supervising maintenance and repair of base building kitchen appliances, interior work fixtures; and electrical system; managing elevator operations; managing HVAC systems; as circumstances allow, act as owner's representative with regard to open space operations and management/King Street at Carlyle; as circumstances allow, act as owner's representative with regard to parking operations; provide daily and timely responses to service requests of owner related to any of the foregoing.
