The General Services Administration (GSA) proposes to conduct a two step, source selection procurement process for two lease, build-to-suit buildings to be used by the National Park Service for personnel, furnishings and equipment. Step 1 will identify the most qualified prospective offerors who express interest in providing for one or both facilities listed as 9TX0241 and/or 9TX0243 and establish a competitive range based upon past performance. Offerors may submit proposals on one or both locations (9TX0241 -- 9TX0243) All offers will be evaluated separately. Step 2: The Solicitation For Offers (SFO's) will be made available to those offers in the competitive range. Space requirements: Project 9TX0241 Location: Kountze, TX -- Rentable Square Feet -- 19,895 (Office -- 18,239, Storage/Fire Cache -- 1,656) BOMA Usable Square Feet -- 17,300 (Office -- 15,860, Storage/Fire Cache -- 1,440) Parking adjacent to building including handicapped parking as required by code with adequate turning space shall be provided. Additional parking requirements: 40 Parking Spaces, 20 Secure Parking Spaces, Covered, secure parking for 1 fire truck, 3 ATV's, 2 Pull-Through Spaces for Buses/Recreational Vehicle Spaces. The location will require a secured area for an antenna. Unique Requirements: The site locations are currently held by the General Services Administration under assignable purchase options that would be exercised upon award of a lease on behalf of the successful Offeror. No other locations will be considered. The successful Offeror/Lessor shall assume ownership and responsibility for the Government furnished project program at the point of lease award. Lease Terms: 20 years firm term with one renewal option for 5 years.
