Contract completion is (210) calendar days from receipt of notice to proceed. Scope of work includes but is not limited to: Demolition of existing walls and finishes within contract area except for existing, marble-lined public corridor walls that shall remain in place to the greatest extent possible while ensuring conformance with the design drawing. Before any demolition takes place that will affect any existing marble-lined walls, the contractor must verify the location and intent of the demolition with the GSA Property Manager. Any and all marble to be removed from corridor walls shall be carefully disassembled so as not to cause any damage, and stored at a location to be selected by the GSA Property Manager. After removal, marble shall be appropriately tagged to precisely identify its former location on the third floor corridor walls. Cutting existing marble sheets shall be avoided wherever possible (e.g. where a new doorway is to be installed). As possible alternatives to cutting, GSA suggests removing the entire, existing marble sheet, and infilling the wall area around the new opening with new marble to match the existing. Wherever possible, existing corridor doors will be retained. Doors to be covered on the office side will remain visible, but locked, on the corridor side. Work also includes new building standard lay-in ceiling tiles and grid as approved by the GSA Property Manager, new energy efficient lighting (T-8 lamps with electronic ballast), new partitions, HVAC duct modifications, HVAC systems balancing, electrical supply for office power and security systems, squad lockers, plumbing at the break room and a folding partition at the conference room including any necessary structural modifications. Except where existing marble walls are to remain, install new wall finishes as approved by the US Marshals SVC. All work is to be accomplished per the requirements set forth in the US Marshals SVC space manual. Any asbestos abatement and any noisy, odorous or otherwise disruptive work shall be performed after normal working hours as necessary to prevent disturbance of building tenants. This procurement is open to all business concerns. The Standard Industrial Classification Code (SIC is 1542 with a size standard of $17 million. The estimated cost range for this project is $500,000 and $1,000,000. GSA is issuing this solicitation electronically only.
