UNITED STATES GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR LEASED
OFFICE SPACE in SPRINGFIELD, ILLINOIS The General Services
Administration (GSA) is seeking expressions of interest to lease
approximately 62,000 -- 64,500 Rentable square feet of office space.
The offered space must yield between 56,055 -- 59,000 BOMA usable
square feet to be used for personnel, furnishings and equipment. In
addition, inside parking for 2 vehicles and 49 on-site secured parking
spaces will be required. Submissions will be considered for stand
alone single tenant facilities only. The offered space must be located
within the following boundaries: CITY LIMITS OF SPRINGFIELD, ILLINOIS
SITES must be located in a prime commercial office district that is
easily accessible to major highway arteries with attractive,
prestigious, professional surroundings and a prevalence of modern
design and or tasteful rehabilitation in modern use. The Government
shall have exclusive use of the site (this condition can only be waived
by the Contracting Officer). Buildings offered must be of sound and
substantial construction of the type generally recognized as a Class
A-type office building, having adequate means of egress and ingress;
must fully meet the accessible requirements for new construction of the
Americans with Disabilities Act (ADA) and the Uniform Federal
Accessibility Standards (UFAS); must be altered or constructed to meet
the Government's requirements; and must be fully serviced. Unique
Requirements: Sites must be able to provide a minimum of a 100-foot
perimeter security setback, to be measured from around the facade of
the building to a physical barrier (approved by the Government) around
the site. The site must also provide a minimum of two (2) means of
access/egress to public roads. Occupancy is desired by first quarter of
2001 for a lease term of Ten (10)-years firm. A market survey will be
conducted to inspect sites offered for consideration, after which
offerors will be advised of the evaluation criteria and theirrelative
importance. The General Services Administration does not use tenant
brokers to represent the government in lease negotiations or
trasactions. Brokers or agents may represent the propetive landlord but
any properties or proposals submitted by brokers/agents must be
accompanied by written evidence that they are authorized to represent
the buildong's ownership. Site plans (at least three original sets)
