Work consists of providing all plant, labor, equipment and material, and performing all work in connection with the project to Replace Military Family Housing, Phase V, at Seymour Johnson AFB NC. The work involved includes, but is not limited to, the following: total demolition of 16 four-bedroom units (8 duplexes) in Wayne Manor and the construction of 18 new single unit four-bedroom dwellings. Total demolition of 62 two and three-bedroom units (31 duplexes) in Berkeley Village and the construction of 60 new three-bedroom dwellings. The new construction will build duplexes as well as townhouses. Construction will be standard residential type construction with brick veneer, some vinyl siding, and shingle roofs. The existing overhead electrical service will be replaced with new underground service and pad mounted transformers. Some streets will be demolished and new streets constructed. All work shall be in strict compliance with the specifications and drawings. This will be a Firm-Fixed-Price (FFP) construction contract. The performance period is undetermined. Multiple awards for this requirement will not be made. The proposed contract listed here is unrestricted and open to all firms, including small and small disadvantaged concerns. The estimated dollar value of this project is between $10 Million and $15 Million. The applicable Standard Industry Classification (SIC) code for this acquisition is 1521 with a three-year average annual small business size standard of $17 million. The successful contractor will be selected using performance/price tradeoff procedures (PPTO) resulting in the Best Value to the Government. Performance is significantly more important than price.
