laura.strohbach@gsa.gov. U.S. Government is seeking to lease
approximately 25,300 rentable square feet of Class A office and related
space along with 20 garage parking spaces and 71 surface spaces within
2 blocks of the offered building for U.S. Food and Drug Administration
(FDA). Space should yield approximately 22,000 ANSI/BOMA usable square
feet. The Government reserves the right to determine minimum
acceptable floor plate size and column spacing. By occupancy, building
must meet GSA Asbestos criteria, GSA Life and Fire Safety Standards,
and Americans with Disabilities Act (ADA) requirements. All services,
supplies, utilities, and tenant improvements must be provided in
consideration of rental to be paid. Section 2 of EO 13006 requires that
in filling their space needs, federal agencies give first consideration
to locations in a specifically prescribed hierarchy as follows: o
Historic properties within historic districts o Sites within historic
districts (whether developed or undeveloped) o Historic properties
outside of historic districts Offered properties must be located within
or facing on Loop 12 in the city limits of Dallas. The Government
desires a 10 year term with the Government having termination rights
after the 5th year of occupancy. Occupancy is required no later than
December 4, 2000. Expressions of Interest should include the following:
1. Building name and address 2. Rentable square feet and rentable rate
per square foot 3. Common Area Factor for available space by floor on
a single and multiple tenancy basis 4. Offeror's name, address, phone
number 5. Responses by other than the property owner must include
written permission of the owner to offer the space. A market survey
will be scheduled for the week of December 13, 1999. Expressions of

responses are required; telephone responses will not be considered.
