Space Alterations Project at the B.H. Whipple Federal Building,One
Federal Drive Fort Snelling, Minnesota, SMN00005. The project consists
of all labor, material, and equipment necessary to renovate numerous
floors/areas of the B.H. Whipple Federal Building including, but not
necessarily limited to: The modification and alteration of office and
computer room spaces into office space for various government tenants.
Areas identified for remodel include the entire third floor including
public elevator lobby and toilet rooms; portions of the ground floor
including public toilet rooms and a new conference area, and portions
of the basement level. In addition to selective demolition and
renovation of these spaces, the project will include: hazardous
material identification and treatment, architectural woodwork, sprayed
fire resistive materials, steel door frames, wood doors, door
hardware, glazing, gypsum board wall and ceiling assemblies, ceramic
tile, terrazzo, acoustical panel/ suspended ceilings, resilient tile
flooring and wall base, linoleum floor coverings, carpet and carpet
tile, painting, toilet compartments, metal lockers, toilet accessories
and fixtures, and other associated plumbing work, lighting fixtures,
receptacles, electrical wiring and distribution systems, provisions for
telephone and data service, projection screens, and other associated
electrical work. Also included are fire protection sprinkler and fire
alarm system modifications and improvements; conversion of existing
constant volume multi-zone HVAC system to variable air volume, and
associated HVAC ductwork, fittings, piping etc work; also, direct
digital temperature controls integrated into existing energy management
system; and miscellaneous repairs, alterations, and improvements. The
project requires phasing of construction necessary to accommodate the
tenant's schedules and resources as well as building construction
limitations, i.e. mechanical and electrical modifications, hazardous
material identification and abatement/treatment. The building is
currently fully occupied, and will remain so throughout construction.
The estimated construction cost is between $5,000,000 and $10,000,000.
