The Army is seeking a private developer to participate in the development through leasing opportunities of available historic real estate assets at Fort Sam Houston (FSH) located in San Antonio, Texas. Current military business activities at FSH include medical training and related instructional technology at the Army Medical Department Center and School, medical operations and research, and corporate level headquarters administrative operations. The goal of this project is alternative reuses and historic preservation of the former Brooke Army Medical Center and the associated 2-building Beach Pavilion complex. These Category I historic buildings are in the FSH Historic Conservation District which is eligible for inclusion in the existing National Historic Landmark District. Upon selection of a developer, the Army and the developer will jointly produce a Business and Leasing Plan. The plan will include financing strategies for proposed leasing arrangements and development of the properties. The Army will not be responsible for the payment of fees or have any liability to the developer for the development of the plan or work product(s) generated in developing the plan.
