The Federal Bureau of Investigation (FBI) anticipates awarding a twenty years, ten years firm term Lease for 61,000 BOMA usable square feet of office, computer lab and light industrial space with the capability of expanding by 25% of the BOMA usable square feet. The space shall meet US Government specifications. Offerors will be required to acquire the site, design, construct and maintain the specified building and upon completion, agree to execute a lease with the FBI for the entire property. Occupancy shall be the earliest date possible. The proposed site at a minimum of 4 acres must be located within these boundaries: on the west, south on Rt. 627 to Rt. 624; east on Rt. 624 to Rt. 625; northeast on Rt.608 to Aquia Creek; north to Rt. 633 to Rt. 611; north to Rt. 637 and I-95: southwest on I-95 to Aquia Creek and Rt. 610; west on Rt. 643 returning to Rt. 627. Any award made under this Solicitation For Offers (SFO) will be made to the responsible offeror whose proposal is complete; conveys an appropriate level of experience and references to assure performance of the specified requirements; conveys a well considered development plan (i.e. construction cost assessment, identified financing/equity sources); and outlines a well-conceived and equitable rental package acceptable to the FBI.
