Agency -- St. Louis Downtown Parks Airport Terminal Restaurant/Lounge
(5-Year Lease) The Bi-State Development Agency is seeking interested
parties to lease the St. Louis Downtown Parks Airport Terminal
Restaurant/Lounge, located in Cahokia County of St. Clair County, State
of Illinois. Approximately 3,053 square feet of heated, lighted and air
conditioned space in the new terminal complex, designated as the
restaurant area, kitchen and lounge. The Lessee shall have the right
to: a. Use the premises for the purpose of operating a first-class
Grade "A" restaurant and food and beverage business and directly
related activities. b. Prepare and sell "in-flight meals" for
consumption aboard aircraft by aircraft operators, crews or passengers.
c. Provide catering services to customers located off of the premises
and away from Lessor's Downtown Airport, provided that Lessee shall
first obtain any and all business licenses and permits required. d.
Sell other sundry items including but not limited to, fresh fruit and
confections, tobaccos, newspapers, periodicals, greeting cards, post
cards, gifts, books, jewelry, toys and other similar items. The rights
granted to the Lessee herein shall not preclude existing tenants from
providing tobacco, confections and refreshments vended by coin
operated machines on their leased premises. The Lessee will be required
to: a. Provide a large capital outlay of approximately $70,000. There
are no guarantees that this outlay will be recovered during the 5-year
term of the concession agreement. b. Provide new equipment or purchase
the existing equipment from the current operator before beginning
services. All interested concessionaires, including DBE
