Sources for Leasing US Fish and Wildlife Service Project No. 9CA0101
Summary Requirement: The General Services Administration desires to
lease approximately 49,497 rentable square feet of office and related
space yielding a minimum of 43,041 to a maximum of 45,193 BOMA usable
square feet for the US Fish and Wildlife Service to house personnel,
furnishings, and equipment, together with adequate parking for the US
Fish and Wildlife Service operation. Building Requirement: The General
Services Administration will use the Quality Solicitation for Offers
to satisfy this requirement in a office building in a section of the
city that is professional and prestigious in appearance, well
maintained, of modern design, and of sound and substantial
construction. The requested space must be fully serviced, and in a
building capable of being altered to meet the Government's needs and
security requirements as well as requirements under the Americans with
Disabilities Act (ADA). The building must conform to the seismic
requirements for new construction of the current (1999) edition of the
Uniform Building Code (UBC), or the 1976 Edition for existing
buildings. The building offered must not contain sprayed on fire
proofing or acoustical treatment containing asbestos. Location /
Delineated Area: The building offered must be located within the
Business Area of Carlsbad, California, within the following boundaries:
North: Cannon Road to Lego Drive to Armada Drive to Palomar Airport
Road to College Blvd. East: El Camino Real (including area bounded by
Palomar Airport Road through Loker Avenue East and Loker Avenue West.)
South: Aviara Parkway to Poinsettia Lane West: Carlsbad Blvd. Lease
term: The term is for twelve (12) years, eight (8) years firm.
Occupancy Date: Occupancy is planned for October 2001 or sooner
Expressions of interest should include the following: 1. Building name
and address. 2. Rentable square feet and rate per rentable square
foot. 3. Confirm BOMA Method of Measurement, usableyield for available
space by floor and building common area factor. Owners and Authorized
Agents: Brokers and agents may represent prospective landlords, but
any properties or proposals submitted by the brokers/agents must be
accompanied by written evidence they are authorized to represent the
