REQUIREMENTS: General Services Administration is interested in leasing
approximately 24,205 rentable square feet of space which will produce
approximately 20,495 BOMA usable square feet and 26 parking spaces.
There are four agencies involved in this procurement. The leasing
action may be for more than one location and/or in multiple blocks of
space. GSA will require 10,978 rentable square feet contiguous space on
the first floor which will produce 9,546 BOMA usable square feet for
the Internal Revenue Service with 9 inside parking spaces; 8,851
rentable square feet which will produce 7,696 BOMA usable square feet
for the United States Coast Guard with 10 parking space for Government
vehicles; 3,212 rentable square feet which will product 2,240 BOMA
usable square feet for the United State Customs Service with 4 parking
places; and 1,162 rentable square feet which will produce 1,010 BOMA
usable square feet for United State Department of Agriculture with 3
parking spaces. LEASE TERM: 10 years, 5 years firm. UNIQUE
REQUIREMENTS: IRS will require first floor contiguous space. The
Government would like to award the lease (or leases) within 30 days of
the market survey. Offerors need to demonstrate ability to execute the
lease by June 12, 2000. LOCATION: Offered properties must be located
within a radius of 2 miles of the Central Business District.
EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name
and address 2) Square footage offered 3) Method of Measurement used to
determine rentable square feet. 4) Name, address, and telephone number
of individual to be contacted 5) Evidence of authority to represent
the owner. AUTHORIZED CONTACTS: In no event shall the Offerors enter
into negotiations concerning the space to be leased with
representatives of Federal Agencies other than the officers and
