The NTSB is interested in leasing up to 80,500 BOMA rentable square feet (rsf)of office, conference training/ research, warehouse and related space for personnel, furnishings and equipment within the parameters stated below. Rentable square feet must yield between 65,000 and 70,000 BOMA (Office) usable square feet (BOUSF) for use by tenant for personnel, furnishings, equipment and for any other reason to fulfill the National Transportation Safety Board's mission. UNIQUE REQUIREMENTS: Approx. 35,000 to 40,000 BOUSF of office, laboratory, conference / research and related space. Approx. 30,000 BOUSF of warehouse type space with 45 ft. clear ceiling height along with two (2) 60 ft. wide by 36 ft. tall hanger doors. Warehouse space shall be clear span and fully air-conditioned. As part of the rental consideration, the lessor shall provide a minimum of 30,000 BOUSF ware-yard space that shall be secured with a fence and is expandable to 60,000 BOUSF. Offer must be a university or have a formal relationship with a university with national stature that qualifies as an established fully accredited four (4) year school and graduate institution of higher education as approved by the Contracting Officer. Requirement can be filled with one (1) or two(2) adjacent buildings As part of the rental consideration, the lessor shall provide a minimum of 200 parking spaces in addition to handicapped parking per code. Other specific requirements will be provided in the Solicitation of Offers.
