Phoenix, Arizona The General Services Administration desires to lease
a minimum of between 31,400 and 33,000 square feet of occupiable office
and related space available for use by the Tenant for personnel,
furnishings, and equipment. The space must be on contiguous floors. The
ability to efficiently layout systems furniture is a requirement with
a minimum of 20 feet on center. The agency will be the Department of
Agriculture. Fifty two on-site parking spaces are required. Special
consideration will be given to offers with one hundred additional
employee parking spaces within one block The building offered must be
located within the Central Business Area of Phoenix, Arizona, within
the following boundaries: Starting at the railroad tracks and S. 19th
Avenue, heading counterclockwise to S. 7th Avenue, W. Grant Street, S.
7th Street, back to the railroad tracks, S. 13th Street, E. Van Buren
Street, N. 7th Street, Camelback Road, N. 7th Avenue, W. Van Buren
Street, N. 19th Avenue, and back to the point of beginning at S. 19th
Avenue and the railroad tracks. The General Services Administration
will use the Quality Solicitation for Offers to satisfy this
requirement of CLASS A space. Award factors will be based upon price,
best value to the Government, past performance of the Lessor and
Property Manager, as well as employee parking. The space must be in an
office building and section of the city that is professional and
prestigious in appearance, well maintained, and of modern design. The
requested space must be fully serviced, and in a building capable of
being altered to meet the Government's security requirements as well as
ADA. The building must conform to the seismic requirements for new
construction of the current (1999) Edition of the Uniform Buildings
Code (UBC), or the 1976 Edition if the lateral load resisting system is
of concrete or masonry construction. The building offered must not
contain sprayed on fire proofing or acoustical treatment containing
asbestos. The term is for ten years, five years firm. Occupancy is
desired by April 1, 2001. All offers should include all of the
following: 1. Building name and address. 2. Rentable square feet and
rate per rentable square foot. 3. BOMA Method of Measurement shall be
used to determine square footage. 4. Common Area Factor(s) for
available space, by floor, if applicable. 5. Only one offer per
participating Broker and letter from the Owner giving Broker
