The firm will act as Substitute Trustee under the terms of USDA deeds of trust. This would include the following activities: conduct lien searches, write title opinions if title to the property is in question, give notifications to the Internal Revenue Service, remove and substitute trustees as applicable, publish Notice of Foreclosure Sale, pay applicable fees, make notifications per state law, determine and pay taxes due, conduct foreclosure sales, pay judgments due, file legal documents, disburse funds, etc. This Sources Sought is for planning purposes only and is not to be construed as an actual commitment by the Government. Each firm responding to this notice must have experience in conducting trustee sales in the State of Virginia.
