X -- POTENTIAL SOURCES SOUGHT POC MIKE WILLIS, 847-688-1900 extension 81320 The Great Lakes Health Care System is actively seeking partners to utilize its vacant space on its North Chicago Campus in exchange for a fee. It contemplates issuing "Use of Space Agreement (s)" authorized by Title 38 USC 8153 to implement the objective of generating revenue from private sector sources for use in Veterans Health Care Programs. The VAMC North Chicago campus is located in a highly desirable area in Lake County. The campus is a 58-building campus style complex situated on 226 acres west of Great Lakes Naval Training Center and north of Finch University of Health Sciences/The Chicago Medical School. Located midway between Milwaukee and Chicago and close proximity to interstate 94 and Route 41. Within the past few years the North Chicago Campus has undergone an extensive capital improvement program to upgrade some of the building spaces and supporting utility infrastructure. As a result of VANC program changes there is space currently vacant and available at the VA North Chicago Campus. The setting is ideal for health care, business offices, assisted living, nursing home, senior housing and other similar occupancies that can benefit veterans and the population at large. The possibility exists for the VANC to provide certain administrative/clinical support services needed by the occupant as part of any resulting agreement, (i.e. lab service, food services, etc.). Priority consideration will be given to sources expressing an intention to use the property for purposes that are consistent with and support of the VANCHCS health care mission. The following is a description of each of the available spaces: Building 1, partially occupied, 43,131 square feet, 3 story, elevator, offices and classrooms; Building 3, vacant, 10,532 square feet, 2 story, offices; Building 65, 40,009 square feet, 3 story, elevator, patient care; Building 124, vacant, 40,967 square feet, 3 story, elevator, patient care; Building 125, vacant, 37,420 square feet, 3 story, elevator, patient care; Building 126, partially occupied, 47,420 square feet, 3 story, elevator, patient care; and Building 133, 4 story, partially occupied, 22,000 square feet is Joint Commission Accreditation of Healthcare Organization compliant, handicapped accessible building that was completely renovated in 1996. The third floor is available and designed and equipped for use as a 60 bed Acute Inpatient Ward. The newly renovated space has not been utilized. It includes new heating, ventilation, air conditioning, electrical, nurses call system, private or shared baths, medical gas systems, offices and conference rooms. Portions of the fourth floor are available for expansion to house one 30 bed inpatient care ward. It is also JCAHO compliant. Note: Limited parking spaces to support partners use of buildings can be made available as part of any resulting agreement. It is anticipated that agreements will be for a 20-year period or less. Renovation cost to accommodate the use intended by partner will be borne by the partner. Renovation will first be approved by the VA and will be in compliance with VA construction standards. We also have 8 housing units (as 4 duplex buildings) and approximately 10 acres of vacant land for use.
